Build on Your Lot (BOYL) means you own the land and we build a fully custom home on it. No developer. No pre-selected floor plan with limited upgrades. No subdivision telling you where your driveway goes.

Every decision gets made around your property: how the home sits on the lot, how it handles the grade, what the views look like from the main living spaces. We design around what you have, not around what’s easiest to build in bulk.

We manage the whole thing — lot evaluation, design, permitting, construction, and final inspection — with the same team from start to finish.

1. Share Your Vision

We start with a free consultation. Tell us about the land, what you're thinking for the house, and what your timeline and budget look like. Still out of state? That's fine — we do this by phone or video all the time.

2. Design & Discovery

We evaluate your lot, develop the design direction, work through your selections, and nail down the full project scope. This is the phase that eliminates surprises before construction begins.

3. Sign Construction Agreement

Once we've got a plan you're confident in, we formalize it with a construction agreement and an initial deposit (typically $5,000–$30,000 depending on the project).

4. We Secure Permits & Approvals

We handle all permitting, zoning reviews, and regulatory approvals — requirements differ county to county around Lake Norman, and we know them.

5. Build

We build your home, with consistent updates throughout — the same communication whether you're five minutes away in Denver or still in your apartment in Hoboken.

6. Certificate of Occupancy

We complete all inspections, close out the punch list, and hand you a home that's ready to move into.

7. Celebrate

We host a housewarming at our expense. It's how we've ended every project for 22 years.

Lake Norman is North Carolina’s largest man-made lake — 34 miles long with 520 miles of shoreline spread across Lincoln, Catawba, Iredell, and Mecklenburg counties. Towns like Denver, Mooresville, Cornelius, Davidson, Huntersville, Sherrills Ford, and Troutman give you waterfront living without the price tag of coastal New England or the Mid-Atlantic. Taxes are lower. Land goes further. And you’re 20 miles from Charlotte when you need to be.

For people coming from the Northeast or Midwest, that math tends to land pretty hard. You can own a wooded acre on the west side of the lake and build the house you actually want, for what you’d pay for a townhouse in Bergen County. BOYL stands for Build on Your Lot. You own the land, a builder constructs the home on it. The difference from buying in a subdivision is that every design decision gets made around your specific property instead of a developer’s standard template. At Next Horizon Homes, every BOYL project is a fully custom home.

Yes, and we do it regularly. Clients in New Jersey, New York, Ohio, California, Illinois, and elsewhere manage their builds with us remotely. We stay in contact throughout, and you won’t need to fly in for every decision.

It depends on the size of the home, the finishes you choose, and what the site needs. Lot preparation (grading, utilities, permits) is priced separately from the home itself because it varies a lot by property. We walk through all of it in the design and discovery phase so you have a clear number before anything is committed.

No. If you’re still looking, we can help you find and evaluate lots that fit what you’re after. We know the region well and can tell you pretty quickly whether a piece of land is going to work for what you have in mind.

It depends on the project. A home built from an existing plan typically runs 4 to 8 months from permit approval to move-in. Fully custom designs take longer. We give you a realistic timeline in the planning phase and update you if anything changes.

We walk the property with you and look at the topography, drainage, soil, utility connections, setbacks, and how a home could realistically sit on the lot. It’s not glamorous, but skipping it is how people end up with expensive surprises during construction. If you bought land remotely and haven’t had anyone walk it yet, this is a critical first step.

Every jurisdiction requires building permits, and the details vary by county. In the Lake Norman region that means different processes for Lincoln, Catawba, Iredell, and Mecklenburg counties: zoning approvals, septic evaluations on rural lots, well permits where applicable, and inspections at multiple stages. North Carolina’s permitting process moves faster and involves less bureaucracy than most of those markets. Property taxes in Lincoln, Catawba, and Iredell counties are considerably lower than comparable waterfront or suburban areas in the Northeast. Building costs per square foot are lower too.
